The fees and timescales provided are based on the following assumptions:
The transaction proceeds in the normal course without the need for expedition.
The matter does not involve the grant of a new lease, a lease extension, or any complex leasehold issues.
The transaction does not become unusually complex or contentious.
Standard searches only are required in relation to a purchase, mortgage, or remortgage transaction.
There are no title defects, restrictive issues, or discrepancies within the title documentation that require rectification.
Communication between all parties remains reasonable and timely.
Where applicable, we are also instructed to act on behalf of your mortgage lender.
In the case of a sale or remortgage, only one existing mortgage requires redemption.
The property is not a newly built or newly converted property.
No unforeseen legal issues arise during the transaction.
The above list is intended as a guide and is not exhaustive. Should your matter become more complex than initially anticipated, we reserve the right to review our fees. Any such changes will be discussed with you and confirmed in writing before additional costs are incurred.
Estimated Timescales
Sale and Purchase Transactions
Unless otherwise agreed, we generally aim to achieve exchange of contracts within approximately four weeks of receiving all necessary documentation, with completion taking place around two weeks thereafter.
However, timescales will depend on several factors, including:
The speed at which contract papers are issued or received.
The promptness of replies to enquiries.
Search turnaround times.
The issue of any mortgage offer (where applicable).
The responsiveness of all parties involved in the transaction.
These timescales are estimates only and may be adjusted to reflect your specific circumstances and instructions.

Once your matter has been allocated to a solicitor or conveyancer, you will receive a personalised quotation setting out:

A full copy of our Terms and Conditions is available upon request.

need to ask some questions
Frequently Asked Questions
Buying or selling a property can feel overwhelming, especially when you’re dealing with deadlines, legal requirements, and significant financial commitments. Here are answers to some of the questions we’re most commonly asked about residential conveyancing, helping you understand the process and what to expect when working with us.
How long does the conveyancing process take?
The timescale for residential conveyancing varies depending on the complexity of the transaction, the length of the property chain, and how quickly searches and mortgage approvals are completed. On average, most transactions take between 8 and 12 weeks from instruction to completion, although some matters may progress more quickly.
How much does residential conveyancing cost?
Our fees depend on the type and value of the property, whether you are buying, selling, or remortgaging, and any additional work required during the transaction. We provide clear, transparent pricing from the outset so you understand all legal fees and disbursements before proceeding.
What searches will be carried out on my property?
As part of the conveyancing process, we obtain the necessary property searches, which may include local authority, environmental, water and drainage, and other relevant searches. These help identify any issues that could affect the property or your future ownership.
When will I exchange contracts and complete?
Exchange of contracts takes place once all enquiries have been satisfied, searches and mortgage arrangements are in place, and all parties are ready to proceed. Completion usually follows shortly afterwards on an agreed date, when ownership of the property officially transfers.
